WHY INVEST IN REAL ESTATE?
Cash Flow through Passive Income
Your stake in a real estate investment enables you to benefit from the cash flow the property produces each month. Cash flow is what is left over when you take the property’s income (most often in the form of rent) minus its expenses. Because every investor is entitled to their share of the property’s cash flow based on their amount invested, and because their invested dollars are in a sense “earning” them these sizable distributions directly to their bank accounts, investors have come to refer to it as “passive income”.
Appreciation
In general, property appreciation means an increase of its value over time. The more an asset appreciates in value, the more profit is made on its refinance or sale. In addition to this natural appreciation, we increase the value of our assets by increasing their net operating income, which in turn, further increases their value. This means more money for the investors upon refinance or sale of the property.
Tax Benefits
We are not professional tax accountants and we recommend you seek proper counsel, but owning real estate has always offered incredible tax savings and huge tax advantages when compared to traditional investments such as stocks & bonds. Often times investors in apartment buildings end up paying little to no taxes because of the loopholes written into our tax codes. Oftentimes you are also able to reduce or eliminate the taxes you pay at your W2 job when owning commercial real estate. Please seek your tax professional for personalized tax benefit information.
WHAT IS A SYNDICATION?
A multifamily syndication is a partnership where a group of investors pool their money together to purchase large assets that would otherwise be difficult for someone to acquire on their own. The typical structure consists of general partners and limited partners.
The General Partner, or syndicator, is responsible for overseeing and managing the property from acquisition, signing the loan, due diligence, renovation, and daily operations. They have full liability over the company and its decisions.
Limited Partners are passive partners who invest in a portion of the equity investment and typically are not involved in the daily responsibilities of the company and have no personal liability beyond their investment.

Hilary Graves
Hilary Graves is the founder and managing partner of Bright Sound Investments, a private equity group out of York, Pennsylvania. She and her husband, Billy, started building their real estate portfolio with their company Bilary Property Group before partnering with well-established operators on larger multifamily deals. Bright Sound Investments has an extensive portfolio that includes apartment complexes in Pennsylvania, New York, South Carolina, Oklahoma, and Florida. Hilary specializes in educating new passive investors, and has appeared on various real estate podcasts and webinars. Aside from real estate, Hilary is an accomplished pianist, composer, and music educator/advocate, having graduated summa cum laude with a masters degree in music education from Lebanon Valley College.
Jason Pero
Jason Pero is the co-owner of Pero Real Estate, LLC which was founded in 2001 with his wife Nadia. Pero Real Estate is one of the largest real estate companies in Northwestern Pennsylvania. Former President of the Apartment Association of Northwestern Pennsylvania and board member for 18 years, Jason takes pride in educating landlords and real estate investors. An author, frequent guest on nationally recognized podcasts, and a real estate coach/mentor for new and experienced investors, Jason has worked hard to provide value in every aspect of his business. Jason has a broad experience in strategic planning, property and asset management, acquisitions, value add opportunities, syndications and dispositions.
Jennifer Barner
Jennifer is a real estate syndicator and investment specialist with a real estate background in asset management, rehabbing blighted homes and managing rental properties. To date, she has rehabbed 43 properties. She is now the General Partner of over 900 and 1951 total multifamily doors in and across Arkansas, North Carolina, Georgia, and South Carolina. Jennifer started a podcast called "Mastering Money for Moms" where she interviews guests to discuss starting a business and raising a family.

Bright Sound Investments uses our strict investment criteria to filter and source ideal properties in the multifamily market. These properties will be presented to our investors with information that will allow them to carefully evaluate the opportunity in line with their investment parameters and goals. The majority of our investments are private 506-B placements and can only be offered to investors who have filled out our short investor form and spoken to a member of our team voice-to-voice.

Investors receive profits from the cashflow of the property quarterly.
Once you have decided to partner with us, you can join our investor club to start seeing opportunities. Prospective investors receive an Offering Memorandum which details the fund’s target property types, markets, and projected returns. Investors complete the investment documents and contribute capital. Profit checks and investment updates are delivered to investors each quarter.
