Cash Flow through Passive Income
Your stake in a real estate investment enables you to benefit from the cash flow the property produces each month. Cash flow is what is left over when you take the property’s income (most often in the form of rent) minus its expenses. Because every investor is entitled to their share of the property’s cash flow based on their amount invested, and because their invested dollars are in a sense “earning” them these sizable distributions directly to their bank accounts, investors have come to refer to it as “passive income”.
Appreciation
In general, property appreciation means an increase of its value over time. The more an asset appreciates in value, the more profit is made on its refinance or sale. In addition to this natural appreciation, we increase the value of our assets by increasing their net operating income, which in turn, further increases their value. This means more money for the investors upon refinance or sale of the property.

Tax Benefits
We are not professional tax accountants and we recommend you seek proper counsel, but owning real estate has always offered incredible tax savings and huge tax advantages when compared to traditional investments such as stocks & bonds. Often times investors in apartment buildings end up paying little to no taxes because of the loopholes written into our tax codes. Oftentimes you are also able to reduce or eliminate the taxes you pay at your W2 job when owning commercial real estate. Please seek your tax professional for personalized tax benefit information.
WHAT IS A SYNDICATION?
A multifamily syndication is a partnership where a group of investors pool their money together to purchase large assets that would otherwise be difficult for someone to acquire on their own. The typical structure consists of general partners and limited partners.
The General Partner, or syndicator, is responsible for overseeing and managing the property from acquisition, signing the loan, due diligence, renovation, and daily operations. They have full liability over the company and its decisions.
Limited Partners are passive partners who invest in a portion of the equity investment and typically are not involved in the daily responsibilities of the company and have no personal liability beyond their investment.

Hilary Graves
Hilary Graves is the founder and managing partner of Bright Sound Investments, a private equity group out of York, Pennsylvania. She and her husband, Billy, started building their real estate portfolio with their company Bilary Property Group before partnering with well-established operators on larger multifamily deals. Bright Sound Investments has an extensive portfolio that includes apartment complexes in Pennsylvania, New York, South Carolina, Oklahoma, and Florida. Hilary specializes in educating new passive investors, and has appeared on various real estate podcasts and webinars. Aside from real estate, Hilary is an accomplished pianist, composer, and music educator/advocate, having graduated summa cum laude with a masters degree in music education from Lebanon Valley College.

Jason Pero
Jason Pero is the co-owner of Pero Real Estate, LLC which was founded in 2001 with his wife Nadia. Pero Real Estate is one of the largest real estate companies in Northwestern Pennsylvania. Former President of the Apartment Association of Northwestern Pennsylvania and board member for 18 years, Jason takes pride in educating landlords and real estate investors. An author, frequent guest on nationally recognized podcasts, and a real estate coach/mentor for new and experienced investors, Jason has worked hard to provide value in every aspect of his business. Jason has a broad experience in strategic planning, property and asset management, acquisitions, value add opportunities, syndications and dispositions.

Jennifer Barner
Jennifer is a real estate syndicator and investment specialist with a real estate background in asset management, rehabbing blighted homes and managing rental properties. To date, she has rehabbed 43 properties. She is now the General Partner of over 900 and 1951 total multifamily doors in and across Arkansas, North Carolina, Georgia, and South Carolina. Jennifer started a podcast called "Mastering Money for Moms" where she interviews guests to discuss starting a business and raising a family.

Hilary Graves
Managing Partner
Hilary Graves is the founder and managing partner of Bright Sound Investment. She is General Partner in over 1,400 units of multifamily real estate, including apartment complexes in Pennsylvania, New York, South Carolina, Georgia, Florida, and Oklahoma. Hilary specializes in educating new passive investors, and has appeared on various real estate podcasts and webinars. In addition to large-scale group investment, Hilary also owns and operates a small portfolio of short and midterm rentals in her hometown of York, PA. Aside from real estate, Hilary is an accomplished pianist and songwriter, having written and produced songs that received radio airplay in the US and Canada. She is also a long-time music educator who graduated summa cum laude from Lebanon Valley College with a masters degree in music education, and spent 25 years as a public school music teacher and private piano instructor.

Jason Pero

Jason Pero is President of Pero Real Estate LLC, founded in 2001 with his wife, Nadia. Jason has owned and operated over $260,000,000 of real estate assets comprised of nearly 3,000 multifamily rental units in Erie PA, Cleveland OH, San Antonio TX, New Mexico, Florida, and Oklahoma. Acting as a KP and GP in a large number of syndications Jason has been able to provide the vision and leadership cultivated from over two decades of property management and investing experience.
Pero Real Estate is one of the largest real estate investment companies in Northwestern Pennsylvania. Past President of the Apartment Association of Northwestern Pennsylvania and board member since 2006, Jason takes pride in educating both seasoned landlords and aspiring real estate investors. Jason is an author, a frequent guest on nationally recognized podcasts, and a real estate coach and mentor for new and experienced investors alike.

Sam Wells
Partner
Sam Wells is a co-founder and Managing Member of Lake City Equity. She oversees the company’s acquisitions and business development activities and co-directs its overall investment strategy. With over 13 years of experience in general management and new business development, she brings valuable expertise to the company.
Before joining Lake City Equity, Mrs. Wells served as the business development hospital director in the Southeast. During her tenure, she successfully grew a highly productive sales team and exceeded increased admissions goals by significant margins.
Prior to her time as a hospital director, Mrs. Wells held a managerial role at several Enterprise Rental facilities. In this capacity, she effectively managed and directed teams of 20+ employees, consistently surpassing customer expectations and achieving key performance metrics.
Mrs. Wells is a graduate of The University of Georgia.

Jonathan Wells
Partner
Jon Wells is a co-founder and Managing Member of Lake City Equity. Mr. Wells oversees the company’s asset management and investor relations activities. He also co-directs Lake City Equity’s overall investment strategy. He brings over 24 years of experience in general management and new business development to the company.
Before joining Lake City Equity, Mr. Wells was the founder and CEO of Bridge Properties, LLC, where he built a multimillion-dollar real estate sales business from scratch. He developed the operating, marketing, and sales plans, created the company’s offerings, and sold over $100 million worth of residential real estate.
Prior to Bridge Properties, LLC, Mr. Wells managed teams of over 100 employees in both the retail and logistics industries for several well-known big box retail companies.
Before his professional career, Mr. Wells worked as a management consultant with Walmart Logistics. He graduated with multiple Dean’s List honors from Georgia Southern University.

Jay and Tana Boersma
Partners
Jay is a Managing Partner of Neighborhood Capital Resources NCR. Jay was born and raised in Stillwater, OK and went to Oklahoma State University where he earned a BS in Finance. Jay has been in residential lending for almost thirty years and has been an investment property owner/landlord since 1998. He started focusing on multifamily in 2019 and has completed 6 acquisitions in AZ and OK ranging from 6 – 124 units. Jay’s experience includes deal sourcing and analysis as well as asset management in affordable housing, vouchers and class C value add multifamily.
Tana earned her Bachelor Degree from Oklahoma State University, before serving clients for 20+ years in the demanding world of Residential Mortgage Lending. Tana is passionate about building strong relationships with clients and investment partners, ensuring that NCR continues to provide them with the highest level of service and support. Overall, Tana is committed to driving growth, improving efficiency, and ensuring Neighborhood Capital Resources’ long-term success. David “Iggy” Iglewicz is a co-founder and managing member of Lake City Equity. Dr. Iglewicz co-directs the investment strategy of the company bringing over 20 years of experience in leadership development.
Before joining Lake Equity, Dr. Iglewicz worked as a pediatric dentist. He played key role in Children’s Dental Health Associates to 15 locations and 2 surgical centers. He successfully exited this practice by merging with private equity.
Prior to the merger, he established Prostoig Capital LLC. The company aimed to provide cash flow and excellent returns for dentists and other professionals through multifamily real estate. Dr. Iglewicz achieved success in this venture, managing over $250 million in assets.

Once you have decided to partner with us, you can join our investor club to start seeing opportunities. Prospective investors receive an Offering Memorandum which details the fund’s target property types, markets, and projected returns. Investors complete the investment documents and contribute capital. Profit checks and investment updates are delivered to investors each quarter.
